Property detail. Farm 75, Droogekloof 471, KR 75. On the R516 approximately 15km to the west of Bela-Bela on the southern side of the R516. The land area is 21.2 ha, Game fenced (2m with strands of wire and electrified).

Ownership. The land is registered in a CC which is VAT registered and a sale will attract VAT. If the purchaser is VAT registered, the transaction could be zero rated subject to SARS approval. The listing price excludes VAT. The Accommodation is a separate registered business entity dealing in the hospitality industry providing housing and infrastructure to guests.

Demarcation of the property. The area is separated into three parts:

3) West Camp towards the West with virgin bush with Sable antelope, Impala and Nyala in the camp. There are several spots that can be utilised as virgin bush camping areas with no facilities.

Water. The property has two boreholes of which one is fitted with a pump and delivers ample water for all activities presented on the farm.

GUEST ACCOMMODATION

The farm can house 25 guests in permanent accommodation, plus 4 in Luxury Safari Tents and has 30 grassed caravan / camping stands.

Farmhouse (Sleeps 10). Four bedrooms:
Main Bedroom with en-suit bathroom, double bed and single bed;
Room 2 - double bed with single bed;
Room 3- two single beds
Room 4- with a double bed.
Two bathrooms, dining room with table, kitchen completely equipped for self-catering, Lounge with TV and Braai Lapa area.

Sable Chalet (Sleeps 6). Two bedrooms; Main Bedroom with double bed and en-suite bathroom with shower;
Room 2 with two single beds;
Two bathrooms, Lounge area with patio and barbecue area in garden. Double bed sleeper couch in living area.
Kitchen completely equipped for self-catering.

Nyala Chalet (Sleeps 5). Two bedrooms;
Main Bedroom with double bed;
Room 2 single bed and one bunker bed.
One bathroom with shower and bath.
Lounge area with patio and barbecue area in garden.
Kitchen completely equipped for self-catering.

Impala Chalet (Sleeps 4).
Main Bedroom with double bed;
Room 2 single beds in a large living area.
Bathroom with toilet and bath and separate shower.
Lounge area with patio and barbecue area in garden. Kitchen completely equipped for self-catering.

Bosvark Luxury Safari Tent. (Sleeps 2). Two single beds with living area and patio. Own open-air bathroom with shower, toilet and washbasin. Barbecue area and lapa. Enjoy the true experience of "Glamping" - Glamorous Camping! Safari tent completely equipped for self-catering.

Vlakvark Luxury Safari Tent. (Sleeps 2). Two single beds with living area and patio. Own bathroom with shower, toilet and washbasin inside the tent. Barbecue area and lapa. Enjoy the true experience of "Glamping" - Glamorous Camping! Safari tent completely equipped for self-catering.

Caravan / Camping Park. 17 grassy and shady caravan or camping stands. Ample electricity (220V) and fresh water taps available. Three private caravan / camping stands with concrete slab, water and electricity.
Campers / Caravanners may use the general ablution block or may book one of the six separate bathrooms for extra privacy and comfort.

OTHER ACCOMMODATION

Managers Bachelors Flat (Sleeps 2). One bedroom, Bathroom, Small kitchen; living room. The Bachelors Flat is directly linked to the reception area separated by a door.

Workers Accommodation (Sleeps 6). Three bedrooms, Bathroom and kitchen.

OTHER INFRASTRUCTURE

Store / Workshop and Ironing Room. Linked to the Workers Accommodation there is a Linen / Ironing room. Store / workshop for maintenance and gardening equipment.

Entertainment area, Shop and Kitchen. Entertainment area. Area with DSTV flat screen for guest comfort and functions. Shop. Fridges and deepfreeze catering for the basic requirements of guests. Kitchen. Kitchen area for preparation of meals and catering as required (currently not in operation, but fully functioning with few adjustments).

Caravan Park Ablution Block. Well established ablution block. Ladies and Gents with 4 x Showers and equal number of toilets. Private Bathrooms. Six private bathrooms (lockable) for guests preferring own bathroom. Private bathrooms either have bath or shower with basin and toilet.

Cement / Concrete Reservoir Dams. 2 x Large cement dams (currently not being used) at highest points on farm to facilitate gravity feed for irrigation if so required.

GAME

Sable antelope, Impala and and Nyala

INVENTORY

All units (and tents) are fully furnished and equipped for self-catering. Full Inventory is available. All units are provided with two sets of linen for ease of running.

"LOSGOED"

Basic tools, lawn mowers, and equipment are available to maintain the farm. This includes two Stihl brush cutters and electrical lawnmower.

COMMUNICATION.

A base set Kenwood with 4 handheld radios are available for communication on the farm. Allocated frequency with a yearly fee payable.

TURNKEY RUNNING BUSINESS

The farm is a turnkey running business. The owner is prepared to take personal effects and hand over keys to new owner if an agreement is reached.
